The Steps to Buying a Home

  1.  Ensure your rebate by signing up for the program. Contact us.
  2. To ensure your rebate, it is necessary that we are regarded as your buyer’s agent.  It is important that any other agent or builder that you may deal with fully understands that as a buyer, you are being represented by Real Estate Lite.  If, for some reason, another agent feels that they are the procuring cause of a home you want to purchase, you may not be able to receive a rebate. 

  3. Get preapproved.
  4. Talk with your lender and get preapproved for a mortgage.  It’s wise to know exactly how much you can borrow, especially in today’s tightening mortgage lending time.  In addition, it is something we request prior to scheduling home tours. If you’d like suggestions for lenders, Real Estate Lite can make several recommendations.

  5. Search for a Home.
  6. Use Real Estate Lite’s home search tool to find potential homes. 

  7. Drive by Tours.
  8. Before touring a home from the inside, we request that you tour a home from the outside.  Take a drive through the neighborhood and by the home.  Get a feel for the house from the outside.   After driving by the home, if you would like to view the property from the inside request a property tour with a Real Estate Lite agent.

  9. Schedule a Property Tour.
  10. After you’ve driven by the homes you are interested in, schedule a tour with a Lite agent.  We’ll take you out to 5 - 6 homes in a three hour time period. 

  11. Request a Formal Comparative Market Analysis (CMA).
  12. When you find you are interested in a home, request a formal CMA to understand the value of the home.  We’ll give you all time you want to review it.  Contact us if you’d like to discuss it further or have any questions about it.

  13. Make an Offer.
  14. One you feel you want to make an offer we’ll discuss the offer process in detail with you and review all the documents that are required.  Together, we will develop an offer and negotiation strategy to drive the best price and conditions for your home purchase. 

  15. Negotiating the Contract.
  16. Working closely with you, Real Estate Lite will negotiate with the seller on all aspects of the offer.  This includes responses to counter offers and preparation of new offers.  We’ll ensure that you have the best signed offer contract possible.

    Once the offer is signed, there still is plenty of work left to do prior to moving into your home.  The steps from Contract to Close can be straight forward, but often have some twists and turns of their own.
